Columbia Threadneedle, advised by Bray Fox Smith and Glenny LLP, has agreed a deal with Dixsons Haulage on 12,565 sq ft at Building 6, Childerditch Lane, West Horndon in Essex.
Dixsons Haulage Ltd has taken the distribution space on a three year lease, with tenant only break at eighteen months and one month rent free, at a rental of £3.50 per sq ft (£44,000 per annum).
The property was previously home to Wolseley UK and was their main pipe manufacturing facility which dates back to the late 1930s. The scheme totals 175,000 sq ft and is capable being let as individual units from 12,565 sq ft upt to larger units of circa 82,000 sq ft.
Childerditch Lane is accessible from the A127 Southend Arterial Road, which provides access to Junction 29 of the M25. West Horndon railway station is also within half a mile from the premises, providing a direct route to London Fenchurch Street.
