Columbia Threadneedle, advised by Bray Fox Smith, has brokered deals with two new tenants at Grovelands, Boundary Way in Hemel Hempstead.
Shurtape UK Ltd, perhaps best known for its brand DuckTape, has signed for 2,229 sq ft on the ground floor of Unit 2 and insurance specialist Towergate Underwriting Group Ltd has signed for 2,824 sq ft on the first floor of the same unit. Both agreed 5 year leases and were granted 6 months rent free. Rent achieved was £14.50 per sq foot for both deals.
Grovelands is a low-density estate, comprising 8 high quality office buildings that have all been recently refurbished. The site benefits from established and attractive landscaping, plus generous on site car parking.
Paul Smith of Bray Fox Smith comments, “The site is popular as it is only 1 mile from Junction 8 of the M1 and 4 miles from the M25. We have 2,172 sq ft currently available in Unit 7 and 3,019 sq ft becoming available in September 2019. Otherwise the buildings are fully let.”
Grovelands is situated off Boundary Way, one of the principal routes onto the large and successful Maylands Business Area of Hemel Hempstead.
The town centre and access to the A41 dual carriageway is 2.5 miles away.
Hemel Hempstead mainline railway station is 3 miles away, from where there is a fast and frequent service into London Euston, taking approximately 30 minutes.
