Bray Fox Smith will act as joint agents with Lambert Smith Hampton on the new 170,000 sq ft (gia) office scheme, The Clarendon Works, due to be completed Q1 2024.

As the largest new office development in Watford, The Clarendon Works will provide Grade A Central London specification office space over 12 floors for businesses. Floorplates on offer range from 2,450 sq ft to 15,300 sq ft.

The property is a residential-led mixed-use development that prioritises sustainability. The project will be 100% electric and is targetting BREEAM Excellent and EPC A sustainability ratings, including WELL Platinum and has already achieved Active Score Platinum.

It is one of the few office developments in the UK targetting a WELL Platinum, the highest rating under the global WELL Building Standard, which will make the property one of the greenest and healthiest workspaces in the UK. The building will also have excellent digital connectivity, achieving a WiredScore Platinum rating.

Located on Clarendon Road the site is a short walk from Watford Junction Station, which offers 155 trains a day into London Euston which takes only 15 minutes, and 30 minutes drive from both Heathrow and Luton airports.

The building will have circa 13,750 sq ft of amenity space, with a fully staffed reception, a café, gym and yoga studio, as well as a rooftop terrace with a bar and another café.

The Clarendon Works is next to The Clarendon, Regal’s residential development, which provides 168 homes over 25 floors, with a sky garden, concierge, cinema and gymnasium.
